High quality, independent inventories are a must for any property let; they benefit both landlord and tenant. Tenancy scheme arbitration panels will not rule on disputes where no inventory is present, and they take a dim view of documents which lack precise detail, or are undertaken by landlords / agents who may be deemed less than impartial due to vested interests.
At the same time, Check Properties Ltd understands that long winded documents are tedious for all parties and can in fact work against landlords if they are too complex and wordy. Consequently we have worked hard to produce documents that are ‘easy on the eye’ but nevertheless comprehensive in detail.

Inventories
Check Properties’ Inventories offer the following:
Decor
Including approximate colours of paint / wallpaper and of course condition including nail holes, paper tears, polyfilled patches, kid’s drawing marks / blu-tack marks etc
Appliances & Sanitary Furniture
We inspect Washing Machines, Fridges, Freezers, Microwaves and more for cleanliness, damage inside and out, and where possible, working order.
Cupboards
We detail the interior and exterior condition of Built in Cupboards, Wardrobes, and Fitted Kitchen Units
Furniture
Where properties are furnished, we check for condition and the presence of fire advisory labels where appropriate
External condition
We inspect gardens for grass length, presence of weeds, rotten fencing etc. We also check sheds, outbuildings and garages as required
Keys
We record and photograph all keys, fobs and related items as handed over to tenants. This is usually done at check in
Utilities
We record utility meter serial numbers and readings
Fire, Smoke & Carbon Monoxide Alarms and Fitments
We check that alarm test buttons/lights are working and also that Interior and exterior lights function .
Check Outs
Using the original, signed inventory, Check Properties offers a comprehensive Check-Out service ensuring that any changes are noted and listed as either tenant responsibility, tenant improvements, fair wear and tear or landlord maintenance issues.
If the tenant is present at check out, we ask for their explanation of any issues we find, and try to reach agreement regarding liability there and then. If the tenants are not present, we note any issues and advise that tenant explanation is required.
Please note, whilst we may be able to indicate guidelines for fair charges to tenant, we cannot make final binding decisions in this respect.

Check Ins
We will meet new tenants and go through the inventory before they physically move in. This check-in is done at the point at which the tenancy starts, and the process is designed to get sign-off from the tenants, record meter readings, re-check smoke alarms for legal compliance and record keys handed over.
There are times when a full check in is not practical - indeed tenants have been known to complain that they were rushed through the process with removal firms, children and pets all having to wait outside! Therefore, we offer a much quicker Express Check In. Here, the tenant is given an overview of how the inventory has been compiled and how to check it for themselves - as our inventories allow a 7 day grace period to note any omissions or amendments, in writing. They are also advised that the property has been photographed in detail and any amendments they request will be checked against photographs. We record and photograph keys handed over, re-test and record smoke alarms working, and take meter readings.
Once this has all been explained and completed we obtain tenant initial and full signature on the inventory report, with one hardcopy provided to the tenant and one retained and forwarded for Landlord / agent files. Check in forms are also completed by the tenant at Check In for landlord / agent file.

Interim Inspections
Interim inspections are quick, visual checks to ensure properties are being well looked after, faults reported and tenancy terms respected (e.g. no sub-lets, no pets etc). They are not detailed checks against the original inventory but rather a visual inspection designed to ensure any problems are nipped in the bud.
